Applicant Granted a Continuance

The appeal hearing with the Phoenix Board of Adjustment requested by the Arcadia West Neighborhood Association was not held Thursday, May 4, instead a continuance was granted to Randy Smith the original applicant.

Sylvia Block testified that the Arcadia West Neighborhood Association was not in favor of the continuance. She stated that Arcadia West was prepared to mount a successful appeal to the original decision of the hearing administrator at the scheduled May 4th 1:00pm agenda time.

The seven member board voted unanimously to continue the hearing until June 1, 2006 at 1:00pm. Members of the Board are: Sheryl Parfitt, Chairwoman (Health Care Professional); Patrick Paul, Vice-Chair (Attorney); Michelle Allen (Attorney); Patricia Thornham (Flooring Contractor); Scott Davis (Real Estate Developer); Bill Saul (Commercial Real Estate); Michael Schroeder (Architect).

Driving from Campbell to 4512 No. 40th you will see cars illegally parked in the small corner parking lot used for LGO and Postino overflow...Two cars are facing the gate in the driveway. Further south of Campbell on the west side of the street you will notice two cars illegally parked in the bike lane right by a No Parking sign.

This is the parking area adjacent to the proposed new Mexican restaurant at 4512 No. 40th Street. The plan calls for dining seating for 110 people. The required number of parking spaces for this capacity is 41.

Parking is at a premium.

Even this biker has trouble parking in the LGO parking lot on the SW corner of 40th Street and Campbell.

This space (formerly Prontos) will soon be a new Italian restaurant zoned for live entertainment.

Pronto's Restaurant, now closed, is to be opened as a new restaurant and is zoned for live entertainment. Prontos is one lot from the NW corner of 40th and Campbell. Pronto's front parking is often full with spillover parking from the SW corner of 40th and Campbell where a very popular restaurant, La Grande Orange is located.

Postinos is immediately west of the SW corner of 40th Street and Campbell. Customers at Postinos also use all the allocated parking spots and seek parking elsewhere. In the picture to the left, two cars are parked in unmarked parking spaces spilling into the driveway.

Are you aware that there was a hearing to approve a new upscale Mexican restaurant just a few doors down 40th Street from LGO. The property, at present an office building, has very few parking spaces and the customers' parking would undoubtedly spill over into the street, parking in front of the neighboring residents' homes.

Alert work by those living in the area at the first hearing led to an appeal of the decisions that were made at that hearing. All papers have to be filed by this Friday. If you wish to sign a petition please talk to Marie at the Coffee Lady before this Thursday, April 21.
